Compare an unpriced BOQ with a quantity schedule: item mapping, units and differences
When an unpriced BOQ and your drawing takeoff show different quantities, first check that they describe the same items on the same basis. Differences in item names or units must be resolved before the numbers can be meaningfully compared.
Step 1: Map item names and specifications
BOQ item names follow the client’s terminology, while the takeoff usually follows the drawing legend. Start with a mapping table that pairs the two descriptions row by row.
| BOQ item/specification | Takeoff item/specification | Remarks |
|---|---|---|
| Flush-mounted grounded double socket, 15A 250V | Grounded double socket, flush-mounted | 1:1 |
| Flush-mounted grounded double socket, weatherproof | Grounded double socket, weatherproof | 1:1 |
| 1-way, 1-gang switch | 1-gang, 1-way switch | 1:1 |
| Power outlets, lump sum | (Not applicable) | Lump-sum item; query required |
Flag items that do not map one-to-one, such as one BOQ row corresponding to two schedule rows, or the reverse. Record how the quantities should be combined.
Step 2: Align the units
- Each vs. set: Some BOQs treat a switch and its plate as one set. State whether ‘each’ in the schedule means one device or one complete set.
- Lump sum: Quantities cannot be compared directly for bundled items such as ‘power outlets, lump sum’. Ask which components are included, or provide explanatory subtotals from the quantity schedule.
- Socket count vs. device count: If the BOQ measures individual sockets, one double-socket outlet must be converted to a quantity of 2.
Step 3: Investigate quantity differences
If the quantities are different even after matching the mapping and units, check the items with the largest difference in the following order.
- Is the drawing revision the same (Revision control)
- Does the scope match: dwelling units only, common areas included, and the same buildings?
- Does the dwelling count for each type match? (Building-total calculation)
- Are there duplicates or omissions? (Duplicate-count causes, Common-area omissions)
- Does the BOQ include allowances or spare quantities?
Record the cause in one line in a ‘Reason for difference’ column and retain the decision about which quantity is authoritative. If the client must decide, prepare a formal query.
What Voltix includes in a BOQ comparison
On request, Voltix supplies an unpriced BOQ comparison alongside the quantity schedule. It includes item mappings, quantity differences and possible causes. Items unresolved from the drawing are marked ‘Review required’. Customers make final quantity decisions and raise queries with the client.
Sources and scope
